A company that only buys has one incentive: pay as little as possible and move on. A company that keeps the house — repairs it, rents it, eventually sells it — has to live with every decision it makes. The roof we skimp on is the roof we're called about next winter. That is a useful discipline, and it is why our repairs are real ones.
It also means we can offer a seller something a pure flipper can't: flexibility about timing. Sometimes the right answer is a fast cash close. Sometimes it's a longer timeline, or staying in the house for a period after the sale. We'd rather find the arrangement that fits than push everyone through the same door.

Lease-option
A lease-option is the most misunderstood arrangement in residential real estate, so here is a plain explanation of how it actually works.
You move in and pay rent under a normal lease, living in the house exactly as any tenant would while you settle in.
Alongside the lease, a separate agreement gives you the right — not the obligation — to purchase the home later, on terms fixed in writing at the start.
Within the agreed window you either exercise the option and buy, arranging financing at that point, or you let it expire and the arrangement ends as a lease.
A lease-option is not a mortgage and it is not automatic ownership. The option fee and any rent credits are typically not refundable if you choose not to buy or cannot obtain financing when the window closes. It suits someone with a realistic plan to become mortgage-ready within the term — not someone hoping the problem solves itself. We will go through the terms with you before anything is signed, and we would rather talk you out of it than have you enter it on a misunderstanding. Independent legal advice is always a sensible step.
